Property training

Practical property investment training, through mentoring

Many people looking for property investment training want the same things: how to find a deal, check the numbers and get it done without expensive mistakes. Louis teaches that by working through your own investing with you, month by month.

It's mentoring, not a course. There's no syllabus, exam or certificate, and it isn't accredited training or a qualification. You learn on real deals, with support from Louis and his partners. It costs £599 a month and is open to investors across the UK.

How you learn: on your own deals

You bring the deals you're looking at. Louis and his partners go through them with you, explain what they would check and why, and tell you straight if something doesn't stack up.

Over time you learn to run those checks yourself. Monthly calls keep you moving, and you can ask questions on WhatsApp on working days rather than waiting for the next session.

What the training covers in practice

  • Reviewing deals: going through the numbers on properties you find yourself
  • Choosing a strategy: talking through whether buy, refurbish, refinance (BRR), HMOs or single lets suit your situation
  • Finance: introductions to lenders and specialist brokers when you need them (we don't lend or give financial advice)
  • Building your team: guidance on finding builders and where to get insurance
  • Refurbishment: seeing how live projects are run on a free tour day
  • Anything else on your property investing: support from Louis and his partners on all aspects of it

See real projects, not slides

You can come on a free tour day from our Cwm office and live project sites. Lattuca Invest has completed 900+ projects and has a team of 50+ staff working on sourcing, refurbishment and maintenance, so you see real work in progress rather than a slide deck.

Who teaches you

Louis has 17 years in property and has been buying since 2009. He grew up in a single-parent home on a council estate, with no money, connections or funding, and built the business from the ground up. He boxed for his country and won a silver medal at the Commonwealth Games.

He was never course-trained. He has worked with hundreds of investors and turned around more than £100m of projects, and what he passes on comes from doing it himself.

Is this the right kind of training for you?

Good fit

  • You're building a portfolio and want an experienced sounding board
  • You're busy and want straight answers rather than hours of videos
  • You've done a course and want help applying it to real deals
  • You're investing anywhere in the UK, not only in Wales

Probably not for you

  • You want an accredited qualification or certificate
  • You want someone to promise returns or timescales – we won't

Course-style training or mentoring?

Courses can be useful for structure and the basics. Where many people get stuck is applying it: finding a real deal, checking the numbers, getting finance in place and finding builders. That's where mentoring helps.

Frequently asked questions

Mentoring is guidance based on experience. It is not regulated financial, legal or tax advice.
