A property mentor, not a property course
This is property mentoring, not a course. There's no classroom and no fixed syllabus – it's ongoing mentoring with Louis and his partners, built around the deals and decisions in front of you.
Louis has been buying since 2009 and still walks the sites, so the guidance comes from the work he is doing now.
Sound familiar?
Busy, short on time and still not sure where to start?
You might have a job, a family and a life outside property. Learning to invest shouldn't mean giving all of that up.
- No time to view property after property, or to sit through hours of course videos
- Finished a course more confused than when you started: rent-to-rent, serviced accommodation, HMOs or single lets?
- Support that stopped as soon as the course ended
With Louis and the team, you get straight answers and honest guidance on your own situation, from people doing it every day.
Louis's story
From a council estate to 900+ projects
I grew up in a single-parent household on a council estate. There was no money, no connections to money and no help, and I have never had a penny in funding.
I started buying property in 2009 and built the business from the ground up through hard work. Seventeen years on, we have completed 900+ projects and have a team of 50+ staff.
Along the way I boxed for my country and won a silver medal at the Commonwealth Games. I have a family and kids too, so building the business has not meant giving up the rest of my life.
I was never course-trained. What I share with you comes from doing it myself.
If I can do it from where I started, I can show you how.

Welcome to Lattuca Invest. I'm the company owner, Louis Lattuca, and my goal is to make property investing simple, trusting and profitable.
You may have been thinking about property investing for a long time but actually not taking the steps. You may have been on seminars, you may have been on property Facebook groups, you may have had ads to your Instagram and other social media sources, you may have been watching Homes Under the Hammer for a long time, you know, and decided that I want to invest in property, but not knowing what steps to take. What area do I invest in? Am I getting a good deal in that area? How do I speak to agents? How do I get a good, below market value property? All you're seeing is what's on the likes of Zoopla and Rightmove or other online sources.
Well, I'm here to tell you that most of the time, if you're looking online, it's too late. Property sources and people with deep networks in those areas would have taken the gems already.
What I do, using my network of property sources and agents that I've been working with for a little over 10 years now, is we buy below market value properties, such as probates, repossessions, distressed sellers, people that are getting divorced or need to free up some cash and need to sell their properties for below market value. I come along and present you with a deal that's well below market value, with an overview of how much that refurb will cost and how much to expect after a revaluation.
So for example, let's say we pick up a property for X amount and we spend X amount refurbishing that property. I know before we've even got to that stage that that property, on true market value, refurbished to Lattuca Invest standards, will be worth 30, 40, 50 or even sometimes as much as 70% more. That's a pretty good return on your money, anything between 30 and 70% post-refurb. I also know what that property will rent out for, and I know that you can get far better returns than you would get from most.
I always make sure to buy properties that are in areas that are always rentable and sellable, no matter the market conditions. You need to be prepared for every scenario. Markets go up and down, and I make sure to protect my investors as much as I protect my own portfolio.
I hand-hold you through the whole process from start to finish: recommendations of solicitors, mortgage brokers, insurance brokers, taking pictures and videos along the way of the refurb to make sure that you're updated constantly, especially if you, you know, live far away from the investment and can't come to regularly see the progress.
After we've got to the refurb, we have a professional revaluation and then get the property rented to our partners. That could be private rent, or it could be a government deal that I have going on: housing, social housing or immigrants, at market rent or even, in some cases, above market rent.
So again, it's about building a relationship with you to make a profitable and trusting property portfolio investment, you know, strategising whatever it is that you want out of your property portfolio. Is it to cash flow, or is it a quick return?
If you're interested to get to know a little bit more, just hit the contact box, send me a message and I'll book you in for a call and we'll discuss more. Thanks for dropping in.
